What is a Home Inspection

Q. WHAT IS A "HOME INSPECTION"?

A. A home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation. Having a home inspected is like giving it a physical check-up. If problems or symptoms are found, the inspector may recommend further evaluation.

Q. WHAT DOES IT INCLUDE?

A. The standard home inspector's report will review the condition of the home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure.

All Home Inspections should be performed by a qualified, SC state licensed Home Inspector. Only ASHI certified Home Inspectors  "speak house".

GETTING HOMES READY FOR INSPECTION ...
Keep your check list short, and cover the basics.
The Interior: Windows & doors should operable normally with no cracked
window panes. The chimney should be cleaned. Attic areas should be accessible.
Exterior: Check for missing roof shingles. Gutters should be clean &
free from debris. Exterior wood rot should be repaired.
Plumbing: Look for leaky faucets or clogged drains. Bathtub and shower
enclosures should be properly caulked. Toilets should not be loose at
the floor or at the tank.
Electrical: Are there any missing receptacle or switch covers. Do any
light bulbs need replacing. Do GFCI receptacles and smoke alarms test
properly when the button is pressed. Panels should be accessible.
