SUMMER MAINTENANCE TIPS Exterior:
Check all decks, patios, porches, stairs and railings for loose members and
deterioration. Check foundation and attic vent screens for damage. Roofs: Check for any missing, loose or damaged shingles. Check flashings around all surface projections and sidewalls. Plumbing: Check water heater for leaks and corrosion. Check lawn sprinkler system for leaky valves and exposed lines. Heating and Cooling: Clean and change furnace filters every three (3) months of operation. Electrical: Trip circuit breakers every six (6) months and ground fault interrupters monthly to insure proper protection. Learn location of electrical service panels and label each circuit. Interior: Check caulking around showers, bathtubs, sinks and toilet base. Test all smoke alarms periodically per manufactures instructions. |

LATEST INSPECTION NEWS What are Arc Faults, and since when are they required in homes.The current version of AFCIs work like a regular circuit breaker in the service panel, but it also shuts off the circuit if it detects a hazardous arc. This added level of circuit protection can help prevent fires caused by electrical arcs. Since January 2006, Arc Faults have been required by local codes enforcement. read more |

| GETTING HOMES READY FOR INSPECTION We have found that Sellers who take that extra step when getting ready to list and sell their home, usually have less stress when it comes to the home inspection. Develop a check list for your clients. The areas most neglected during ownership are those areas that we do not see every day, including the attic, roof, and crawlspace. Keep your check list short, and cover the basics. The Interior: Windows & doors should operable normally with no cracked window panes. The chimney should be cleaned. Attic areas should be accessible. Exterior: Check for missing roof shingles. Gutters should be clean & free from debris. Exterior wood rot should be repaired or replaced. Plumbing: Look for leaky faucets or clogged drains. Bathtub and shower enclosures should be properly caulked. Toilets should not be loose at the floor or at the tank. Electrical: Are there any missing receptacle or switch covers. Do any light bulbs need replacing. Do GFCI receptacles and smoke alarms test properly when the button is pressed. Electric panels should be accessible. |
